This 23.5 acre parcel was purchased as an investment in 2003 and sold 16 months later to an investor. The property, located at the terminus of Tidwell Road and East Beltway 8, is now being developed as a commercial and multi-family site. 2003

This 443 acre parcel is served by the Union Pacific rail line that serves the new Bayport Ship Terminal and Port of Houston on Galveston Bay. The property has 2,185 feet of frontage along the east side of the rail line. Additionally the property has 1,900 feet of frontage along FM 565. With its location approximately ¼ mile west of the Grand Parkway it will support a rail-served industrial distribution park or rail yard. Grand Lakes
This 434 acre project is located in the heart of the Dallas/Ft. Worth metroplex in Grand Prairie, Texas. The project has over 1.5 miles of frontage on Interstate 30, but was in the flood plain and had no legal access. Sowell & Co. used its experience in land development to work with many local, state, and federal agencies to create the 230 acre Grand Lakes Business Park. The project required moving 2,500,000 cubic yards of dirt, which exposed a valuable aggregate deposit that offset the cost of moving the dirt. Working with local, state and federal transportation agencies, Sowell & Co. built the first frontage road on Interstate 30 in Grand Prairie. The development has added over $165 million in new development to Grand Prairie.

This 33 acre development will contain 150 medium density lots. This project is in the Klein school district south of The Woodlands and near Tomball. 2006
I-10/Baytown
Baytown, Texas
A 90 Acre mixed use parcel located at the southeast corner of I-10 and Crosby-Cedar Bayou Road. The property has over 1,500 feet of frontage on I-10 and an additional 2,600 feet of frontage along Crosby-Cedar Bayou Road. 2006

This 363 acre development is located at the northeast corner of the Grand Parkway and FM 565/Cove Road just east of Baytown. The property has frontage along three major thoroughfares.

After the sand and gravel reserves are harvested, another profitable opportunity affords itself. The properties are then reclaimed and made available for sale or development.
